Irvine is known for its master-planned communities, modern residential developments, and well-maintained neighborhoods, with many homes built between the 1980s and early 2000s as the city rapidly expanded. While Irvine homes are generally newer than those in many other parts of Southern California, the original plumbing systems in many properties are now reaching the age where wear and tear begins to appear.
Irvine's Type M copper installations from the 1980s–2000s are now at or near end-of-life. Woodbridge, Westpark, El Camino Real, and other established villages are seeing a surge in pinhole leaks.
Response within 60 minutes · No obligation
Many Irvine homes built during the 1980s–2000s development boom rely on copper piping systems that, over time, develop pinhole leaks or internal corrosion as the plumbing ages. Hard water conditions common throughout Orange County cause mineral buildup inside pipes, slowly narrowing water lines and restricting flow. In many Irvine villages — including Woodbridge, Westpark, and Northwood — homes are now 20 to 40 years old and their original plumbing systems are failing.

Most Popular
The modern standard for whole-home repiping. Flexible, durable, and backed by the strongest manufacturer warranty in the industry.

Traditional Option
The tried-and-true choice. Rigid, thick-walled copper that has delivered 50+ years of service in homes across the country.

From the 1970s through the 2000s, most homes in Orange County were built using Type M copper — the builder-grade, budget minimum allowed by California code. Type M has the thinnest wall of any copper pipe grade.
In Orange County's hard water conditions, mineral deposits aggressively attack the inside of Type M pipes. The thin walls deteriorate faster than Type L or Type K — often within 20–30 years rather than 40–50. Pinhole leaks, slab leaks, and sudden burst pipes are the most common failures.
When we repipe your Irvine home, we replace all Type M copper with either PEX-A (our primary recommendation) or Type L copper — never Type M.
Orange County homes vary from 1950s ranch-style to newer master-planned community builds. Larger homes and two-story layouts increase cost.
All prices include permits, patching, cleanup, and a lifetime workmanship warranty.
